Does Dirt Empire pull property records?
Version 1 uses manual property inputs and manual sold comps. Automatic property retrieval, lead generation, seller outreach, negotiation, and CRM are outside the current scope.
Does the software invent missing facts?
No. Blank property facts are marked unknown. Market statistics are unavailable until a verified research provider returns source-backed data.
How is ROI calculated?
Project ROI equals net profit divided by total project cost. It is not an annualized return. Profit margin equals net profit divided by estimated resale value.
What happens with multiple MAO constraints?
Each selected requirement produces a purchase ceiling. The lowest ceiling controls the offer. If the constraints cannot be met even with a zero purchase price, the calculator flags them as infeasible.
Is this financial or legal advice?
No. Outputs are analytical estimates based on supplied assumptions. Independently verify values, title, access, zoning, expenses, and financing with appropriate professionals.
